You shall not attempt to throw a party.
Each person in your group may have one guest over that does not intend to stay the night until the total number of X persons within the home. (X = the occupancy limit for the property. Which is available in the information displayed on this listing) there cannot be a group gatherings of larger than X persons at this property.
All persons staying the night even if only for a portion of your reservation must be declared, with full names and phone numbers provided for each individual staying the night.
Any persons not staying the night must be vacated prior to 11PM.
Violation of our established party ban is theft by deception. You would not have possession of this home if the host was aware that you would attempt to throw a party at the point that you attempted to throw a party you have now committed a crime. We will press charges and pursue the fullest extent of the law which will include a fine and jail time. Such behavior will be grounds for instant removal by police.
Police at their discretion can and have made arrests for public disturbance amongst other reasons. Additionally we shall call the police for any domestic disturbances that includes domestic abuse, loud arguments after quiet hours, or altercations outside or in front of the property.
The moment you violate our House rules, city rules or regulations regarding use of home, occupancy limits, or the Innkeepers Rights Act, you immediately forfeit your reservation without refund and you are at that moment trespassing.
Locals must contact the host prior to instant booking.
This is to prevent parties at our building. The building has a strict occupancy limit, any group attempting to violate the community policies on occupancy limit or quiet hours will be removed immediately.

This home has been professionally cleaned and sanitized. For your comfort we continue the flow of air throughout the home which may include the air conditioner heater or ceiling fans. These factors may alter the state of the home slightly between the time that the housekeeper has completed cleaning and the time that you arrive. When you enter the home you are bringing in dust debris hair, lint, and other particles. These particles may settle on surfaces within the home. You acknowledge that your accessing the home may directly or indirectly affect the surfaces and sanitization of the home due to the natural movement of air throughout the home. You are waiving right to make claims for small particles, dust, tiny pieces of fabric or threads, hairs, or other potentially airborne debris and acknowledge these mentioned particles may be caused by your entry into the home and your immediate occupancy of the space.
If you decide the home is unsuitable for your needs or expectations, you may ask airbnb to mediate a refund request in light of our strict cancellation policy. If we do not agree to providing a refund, airbnb may still provide you one.
You must agree to vacate the accommodation in order to qualify for a full refund. The legal definition of “Vacate” for real property is to “Return Possession of the Property.” By having an active reservation, we are bound to provide you our space as an accommodation. If you wish to return possession you must cancel your reservation and remove your reservation from our calendar. Additionally you must leave the property and return any keys or credentials provided and you must remove ALL of your possessions, including trash.
If you make a claim that an area of the home is not to your satisfaction, you authorize upon your communication that you are granting permission to enter to repair the state of the home to the expected conduction.
