Conshohocken (only minutes away from Philadelphia) is packed with great options for breakfast, lunch, and dinner, as well as a number of pubs and breweries. And if you’d like to venture out a bit, both Philadelphia and King of Prussia offer a wide variety of restaurants, shops, and cafes.

Getting around

Conshohocken is very accessible; a train to Philadelphia is a 10-15 minute walk out the door. We suggest using Uber if you plan to head into town or go out at night.

Rental Agreement & Payment Terms

The following details are our house rules, important information about our listing, etc. We want to make sure you have all the information you need up front and answer all your questions ahead of time. We have hosted over 10,000 stays, and we have seen it all from the good to the bad to the ugly, so please don’t feel intimidated or overwhelmed. This is a great way to protect our home and make sure it stays in great condition for future Guests to come 🙂

WHAT SHOULD I BRING? We will provide bed linens, towels, and a starter pack of toilet paper. We recommend bringing your own paper towels, hygiene products (shower gel, shampoo, conditioner), and cleaning supplies. Please make sure to also review our amenities for what we provide and reach out with any questions.

BOOKING REQUESTS/ACCEPTED BOOKINGS: Accepting a booking request or sending a pre-approval doesn’t override our house rules or booking requirements.

COVID DISCLAIMER: We do professionally clean the home prior to your arrival and make sure to properly sanitize each surface for you.

CLEANING: Our cleaning fees are based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, leaves the place as they found it, etc.) and allows us to keep prices low. If our housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100 on top of any additional fees incurred by extra time for housekeeping, delays for the next guest, etc. Trash left outside in the hallway results in a $50 fine per bag. The dishwasher may be left running and/or full of clean dishes.

EARLY CHECK-INS/LATE CHECKOUTS: As much as we would love to be able to accommodate early check ins and late checkouts, our properties typically run at full occupancy, and our cleaning team needs all the time between guests to work their magic. Check in time is 5pm and check out is 11am-12pm (Varies so please check your listing)). An accepted request to book does not mean your early check-in time was approved. Please send a message the morning of your check-in and we will let you know if we can accommodate an early check-in or late checkout at the end of your stay! This is an additional charge determined by us that must be paid prior to your check-in (for early check-in) and prior to your checkout (for late checkout). If you stay past your 11am-12pm check out time without approval, you will automatically be charged for that listing’s base nightly rate without discounts. This can get pricey, so please be courteous to our housekeeping and their team.

HOT WATER: All of our listings have hot water. In the event it is cold, please let us know, and we will do what we can to fix it. Although it is the USA, homes require maintenance and may not always have extremely hot water like you may be used to. We are blessed to have access to this, and are confident it won’t go out during your stay. We cannot be held liable for any issues.

KEYS: Please be sure to not lose the key. We may be unable to let you in until the following day or, in an apartment complex, when the leasing office is open (whichever comes first), and cannot be held liable for this (including any locksmith charges you may pay to re-enter). If you do not return or damage the key, a $100 fee will occur as well as any additional fees that prevent an incoming Guest from checking in.

LEASING OFFICE: If your location is an apartment complex, please DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform as they are not responsible for our Guests. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation without refund. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.

MAINTENANCE: Understand that we are at the mercy of the property management maintenance team for all “fix-it” requests. We ask that all our guests are patient and understanding in regards to this as we have to file a work order for any maintenance issues and wait for the team to come fix it. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. We cannot issue refunds for these non-emergency requests. There is a $50 fine for not allowing maintenance staff to enter during a reservation.

NON DECLARED GUESTS: All guests must be listed on the reservation and approved. Bringing in non declared guests will incur a per guest, per day, cost of $50 each (per day)

PACKAGES: We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected and we are not held responsible for its whereabouts. Please reach out an ask as there our other options to receive your mail.

PARTIES: The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $500 as well as immediate termination of the reservation and removal from the property without refund.

PETS:

Pets are allowed for a pet fee that’s paid after booking but before check-in. It will be a nonrefundable $60 per pet for stays 1-30 days. Any stays over 31 days will require a nonrefundable $120 per pet fee.

Please be responsible pet owners and clean up after your furry friends. This includes out on the property as well as within the listing. PLEASE DO NOT LET PETS IN THE BEDS. Upon checkout, if there is excessive pet hair, any waste, damaged or stained linens or floors due to pets, charges will be assessed up to $500. If any violations occur during your stay from building management, fees will be forwarded to you and could result in removal from our property for non-compliance. We love our four legged family members, please be respectful of our space and your surroundings!

SMOKING: This is a non-smoking property. This includes vapes/e-cigarettes. Breaking this rule will result in a $200 fine per night and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking.

**This home has been professionally cleaned and sanitized. For your comfort, we continue the flow of air throughout the home which may include the A/C, heater, or ceiling fans. These factors may slightly alter the state of the home between the time the housekeeper has finished cleaning and the time you arrive. When you enter the home, you are bringing in dust, debris, hairs, lint, and other particles. These particles may settle on surfaces within the home including the floors. By accessing the home, you may directly or indirectly affect the surfaces and sanitization of the home due to the natural movement of air throughout the home.**
